Why foundation cracks don't fix themselves

Florida soil shifts

Sandy soil is vulnerable to shifting and foundation settling. This is compounded by a high water table and rainy season, leading to cracks and the erosion of the original mortar between the concrete wall and slab. The end result is water easily penetrating through your foundation.

Surface sealants fail

Tar and petroleum-based products, degrade over time and trap moisture inside your foundation, making the underlying problem even worse. They are simply a temporary patch, not a real solution.

Mold starts fast

Once moisture penetrates your foundation and gets trapped within your walls, mold can develop within 24 to 48 hours. Florida's high humidity levels further help nurture the rapid growth of mold.

What causes water to come through a Florida foundation

Mortar erosion

Groundwater dissolves the mortar between your cement block wall and slab over time. This is the most common water entry point in Florida homes.

Soil settling

Sandy Florida soil is particularly vulnerable to foundation settling. That movement forms cracks and the degradation of your foundation, allowing water intrusion.

Hydrostatic pressure

After heavy rain, saturated soil pushes water against your foundation wall under pressure. Any gap, no matter how small, becomes an entry point.

Original waterproofing degraded

Many Florida homes were built with minimal waterproofing. After years of storm cycles and UV exposure, whatever coating existed has long since failed.

What we actually do

We thoroughly inspect your foundation, exterior walls and around windows. We also utilize moisture meters and thermal imaging on any interior wall areas in question to identify everywhere that water intrusion may have occurred into your home.

1

Extensive water testing

We perform extensive water testing using a strong hose to emulate a strong storm. While your interior walls are still open to ensure no more water intrusion is occurring after we have completed our Waterproofing processes. This way we know it is safe for drywall and any other building materials that were removed to be replaced.

2

Structural sealing

After excavation, we thoroughly grind and prep your foundation surface. All cracks are sealed and multiple layers of a cementitious hydraulic waterproofing product used to structurally repair and seal your foundation. This is further sealed with 2 coats of an industrial masonry sealant. We also waterproof the interior side of the joint in accessible areas where the walls were opened on the interior.

3

Mold check in the same visit

When trapped within your walls, mold has quite possibly already developed. If suspected, our licensed mold remediation team will establish a containment area prior to opening the walls. If mold is confirmed, we will thoroughly treat for it at that time.

4

Lifetime warranty

Every foundation waterproofing job on a home of concrete construction in which we waterproof both the exterior and interior sides of the accessible joint comes with a lifetime warranty against further water intrusion through the treated areas. This warranty is also transferable if you happen to sell your home.

Common questions

How much does foundation waterproofing cost in Florida?
Foundation waterproofing costs vary based on your home's size, the number of entry points, soil and drainage conditions, and whether mold remediation is needed. Every foundation is different, so there is no flat rate. A free on-site assessment is the only accurate way to scope the work. Call 888-603-MOLD or book online for a no-obligation estimate.
How long does foundation waterproofing last?
Bullfrog's work is backed by a lifetime warranty against water intrusion through treated areas. Unlike tar or petroleum-based products that degrade and trap moisture, our structural sealing is built to hold permanently.
What causes water to come through a foundation in Florida?
A common cause is the erosion of the original mortar between the cement block wall and the slab over time. Also shifting and settling of your foundation in the sandy Florida soil. Both of these form cracks and degradation leaving your foundation vulnerable to water intrusion from hydrostatic pressure and heavy rains.
Will homeowners insurance cover foundation waterproofing?
Standard homeowners policies typically do not cover waterproofing itself. If water intrusion has caused mold or structural damage, those costs may be partially covered depending on your policy. Bullfrog will help with insurance communication when it applies.
Can I waterproof my foundation myself?
Surface sealants can stop visible seeping temporarily, but they don't address hydrostatic pressure or soil movement. Florida's soil will reopen those cracks. Professional waterproofing addresses the structural cause, not just the surface.
Does Bullfrog offer financing?
Yes. Foundation work isn't something most homeowners budget for. We work with Acorn Finance so you can check payment plan options from multiple lenders. Check your options with no impact to your credit score.
