Waterproofing & Mold Remediation in Boca Raton, FL

In October 2025, rain cut channels three feet deep
through Boca Raton yards.

When rain falls faster than Boca's drains can take it, the overflow crosses the lot on its way to the street and reaches the house first. Bullfrog seals the base of the block wall that water keeps reaching and takes out the mold it leaves behind.

How the water reaches a Boca Raton house

Addison Mizner announced the first houses in Old Floresta in October 1925. The neighborhood became the city's first historic district in 1990. Most of Boca came much later: the city had 6,961 residents in 1960 and 61,492 by 1990. The typical Boca home is concrete block from the 1970s or 1980s, built on a slab.

That block is the part we waterproof. We dig down to the footing along the wall that takes the water and bond a membrane to the block and the slab edge.

The Night of October 26, 2025

A stalled front sat over eastern Florida and poured rain on south Palm Beach County for hours, as FAU scientists later explained. The city estimated about a billion gallons fell in two hours. Its public works director said he had not seen an event like it in maybe 50 years.

Water That Crosses the Lot

At the council meeting on November 4, council member Marc Wigder showed photos of three-foot-deep channels cut through private yards in Old Floresta and Camino Gardens. He said storm drains often sit more than 500 feet from the problem spots. Water heading for a drain that far off runs past the slab edge and the bottom course of block on the way.

Block Homes From the Growth Years

Boca block homes from the 1970s and 1980s sit on slabs, with a mortared joint where the wall meets the floor. Once water finds that joint, every storm that sends runoff across the lot pushes more through it.

Why does Boca Raton flood in heavy rain?

Rain can fall faster than the city's pipes and canals carry it away. The overflow then runs across streets and yards toward the nearest drain. Where that drain is a long way off, the runoff reaches the slab edge and the bottom of the block wall before it reaches the drain.

Walk your lot in the next hard rain

Watch from a doorway or a window, never from the yard while water is moving. Five checks show the route runoff takes to your walls and who looks after the drain it is heading for.

  • Where the water comes from

Note whether it arrives from the street, from the lot next door or off your own roof. A neighbor's yard that sits higher sends its runoff across yours.

  • The line it takes across the yard

Runoff follows the lowest line toward the street. After the rain, washed-out mulch, a fan of sand or a bare strip in the grass marks that line.

  • What it touches at the house

Look at the slab edge, the bottom course of block and the garage and door sills. A photo with a tape measure against the wall records how high the water got.

  • Where the downspouts empty

A downspout that empties onto the runoff line adds roof water to the wall that already takes the most. Turn it toward the lowest part of the lot instead.

  • The drain it is heading for

Pace out the distance to the nearest storm drain and check the grate for leaves and clippings. Inside the city limits, report a clogged drain to the city's stormwater line at 561-416-3402. The unincorporated area known as West Boca sits outside the city's reach. Palm Beach County serves it.

Start with what you can see

In Boca the usual route is runoff crossing the lot to the base of the wall. Here is how that shows up inside and which page deals with each sign.

  • A white crust on the lowest block in the garage

Water is passing through the block where the wall meets the slab and leaving its minerals behind as it dries. It is usually the wall that takes the runoff in every storm.

    How we seal the block
  • Swollen baseboard or a tide line on an outside wall

Runoff got in at floor level and the drywall wicked it up. The bottom of the wall stays wet behind the paint long after the floor dries.

  • A musty closet on the side the runoff hits

A wall that gets wet in each storm and never quite dries is where mold tends to start. A moisture meter shows how far the water has spread.

  • Dark spots behind furniture on that wall

Mold is growing on drywall that stayed damp. It has to come out under containment. The water feeding it has to stop too.

Questions From Boca Raton Homeowners

What should I check inside after a flash flood?

Start with the baseboards and flooring along every outside wall, then the garage floor and any door that faced the runoff. Swelling, soft baseboards, a musty smell or a tide line on the drywall all mean water got in. A moisture reading shows how far it went.

Can a house flood from the yard even if the street drains?

Yes. Rain has to cross the lot before it reaches the street, so a yard that tilts toward the house or a higher lot next door puts the walls in its path. Better grading, gutters and a waterproofed wall base all help.

Do you cover the historic houses in Old Floresta?

Yes, Old Floresta is part of our Boca Raton service area, Mizner-era houses included. Old stucco and barrel tile call for care, so we look at how each wall is built before recommending anything. If a house carries a historic designation, check with the city before exterior work changes how it looks.

Does waterproofing stop water from coming under a door?

No. Waterproofing stops water that pushes through the block or rises at the floor edge. Water pouring over a threshold in a flood needs a different fix, such as regrading, a raised threshold or a drain in front of the door. The inspection tells you which one you are dealing with.

Is the city upgrading drainage in my Boca Raton neighborhood?

Some neighborhoods are on the schedule. The city's Innovative Sustainable Infrastructure Program (iSIP) replaces water and sewer lines and upgrades stormwater systems one neighborhood at a time. It lists Tunison Palms, Old Floresta and Lake Floresta Park for fall 2026, Palm Beach Farms East for summer 2027 and Golden Harbour and Boca Raton Riviera for fall 2027.
