Mold Inspection in Boca Raton
Worth knowing before a Boca Raton inspection
A Boca Address May Be County Land
The city says a Boca Raton mailing address does not always put a house inside the city limits. The unincorporated area, commonly called West Boca, is Palm Beach County's to serve. If our findings lead to a repipe or a rebuild that needs a permit, it comes from whichever government serves your parcel.
When a Licensed Assessor Earns the Fee
Lab work pays off when people disagree about whether mold is there or when you suspect it and neither mold nor water shows. The EPA says sampling is usually unnecessary when you can already see growth. After a removal, a clearance test has to come from outside the company that did the work, because Florida law generally bars a remediator's company from assessing a house it remediated in the past 12 months.
Why is your mold inspection free when testing companies charge?
Because it is a moisture survey, not a test. We walk the house, meter the walls and write up where the water is and what fixing it involves, which is how we earn the job. We take no air or swab samples, so Florida law does not treat the visit as a mold assessment. That needs a licensed assessor and a lab, billed separately.
Selling a Boca Raton house? Find the water first
The free visit is for owners, so on a house for sale the seller books it. This order keeps a wet wall from turning up halfway through the sale.
- 1
Book the survey before the listing photos
Find a wet wall now and you fix it on your own schedule. If the buyer's inspector finds it, it becomes part of the negotiation.
- 2
Fix the source and keep the paper
File our written findings with the repair invoices and any permit, which comes from the city or from Palm Beach County depending on where the house sits.
- 3
Answer the flood questions
Since October 1, 2025, the state flood disclosure asks whether you know of flooding that damaged the house while you owned it, whether you filed a flood claim and whether you received help to fix flood damage, from FEMA or anyone else. Its definition of flooding includes sustained standing water from rainfall, which matters here: water stood around Boca homes after the rain of October 26, 2025.
- 4
Disclose what you know
In Johnson v. Davis (1985), the Florida Supreme Court held that a home seller who knows of facts materially affecting the value, which the buyer cannot readily see and does not know, must disclose them. The case began with water pouring in around a window frame and through a ceiling after a heavy rain. Your agent or a real estate attorney can help with the wording.
- 5
Point the buyer to an assessor
If a buyer wants lab proof, a licensed mold assessor provides it. Our findings show them where the water was and what you repaired.

Our Process
What happens at a Boca Raton mold inspection
- 1
Outside First
We start outside and check the grade against the house, the gutters, the downspouts and the slab edge. Water travels, so the stain you called about can sit some distance from where the water gets in.
At a Boca house we also trace where runoff crosses the lot toward the slab edge, the route water usually takes here in a hard rain.
- 2
Readings in Every Room
Inside, we put a moisture meter on the walls, floors and ceilings of every room, including the ones that look dry. A high reading behind a dry-looking wall means water is sitting inside it.
- 3
Where Mold Starts
We check the places mold usually starts in a Florida house: the air handler closet, closets on outside walls, bathrooms and the attic. If the house smells musty, we follow the smell to the room where it is strongest.
- 4
Written Findings
You keep our written findings and a plan to stop the water whether you hire us or not. We take no air or lab samples, because Florida law makes sampling part of a mold assessment by a licensed assessor.
Selling? File the findings with your repair invoices. They help you answer the state flood disclosure and a buyer's questions.
