Mold Inspection in West Palm Beach, FL

An old house in Old Northwood or Flamingo Park
keeps its leaks well hidden.

Plaster walls, flat roofs behind parapets and a century of additions give water plenty of places to hide. Our free inspection reads the walls, floors and ceilings with a moisture meter, checks the attic and puts what we find in writing.

Is it worth getting a mold inspection?

Yes, when a room smells musty, a stain keeps coming back or the house has taken on water. In West Palm Beach it also pays after a roof repair or a big storm, since leaks from above can run for weeks before they show. Ours is free for owners and ends with written findings you keep.

Home inspection, moisture survey or mold assessment?

Three different visits get called a mold inspection. Only the one Florida licenses as a mold assessment takes samples.

Home inspectionA limited visual look at the readily accessible parts of the house, from the roof covering to the plumbing. Mold makes the report only where the inspector can see it.A licensed home inspectorNoA written opinion on the condition of the house, usually ordered before a sale

Mold Inspection in West Palm Beach

What we check in West Palm Beach homes

Seams Between Old and New

A house built in the 1920s in El Cid or Grandview Heights has often been renovated more than once. We check the seams between old and new work, such as the joint where an addition meets the original slab and wall. Water finds those seams before anywhere else.

Flat Roofs Behind Parapets

Flamingo Park's state historical marker lists Mission, Mediterranean Revival and Frame Vernacular houses built from 1921 into the mid-1930s. Some Mission and Mediterranean houses have a flat roof behind a parapet wall. A failed seal where that roof meets the parapet or at the scuppers that drain it sends water into the wall below. We read the walls and ceilings under the roof edge for it.

Tide Lines Out West

In Wellington and The Acreage, storm water can stand for days while the canals catch up, as our West Palm Beach page explains. There we look for tide lines on the stucco, rusted tack strip and swollen baseboards.

Our Process

What happens at a West Palm Beach mold inspection

  1. 1

    Outside First

We start outside and check the grade against the house, the gutters, the downspouts and the slab edge. Water travels, so the stain you called about can sit some distance from where the water gets in.

On a 1920s house we also look up from the ground at the parapets, the scuppers and the flashing.

  2. 2

    Readings in Every Room

Inside, we put a moisture meter on the walls, floors and ceilings of every room, including the ones that look dry. A high reading behind a dry-looking wall means water is sitting inside it.

Old plaster gets extra readings, because it hides water well.

  3. 3

    Where Mold Starts

We check the places mold usually starts in a Florida house: the air handler closet, closets on outside walls, bathrooms and the attic. If the house smells musty, we follow the smell to the room where it is strongest.

  4. 4

    Written Findings

You keep our written findings and a plan to stop the water whether you hire us or not. We take no air or lab samples, because Florida law makes sampling part of a mold assessment by a licensed assessor.

Our mold work runs under Florida mold remediator license MRSR5565. Our foundation waterproofing carries a lifetime warranty against water coming through the section we treat.

Mold Inspection Questions From West Palm Beach

What does a home inspector check for mold?

Only what can be seen: visible growth, staining and signs of past leaks. Florida defines a home inspection as a limited visual examination, so it usually does not map moisture inside walls or take lab samples. If the report mentions a stain or an old leak, a moisture survey is the sensible next step.

Should I test for mold after a roof leak?

Usually not. What you need to know is how far the water went and whether mold has started, which a moisture survey and a look in the attic answer. Lab testing is worth ordering when there is a dispute or a doctor has asked about a specific mold.

What happens if you find mold?

You get written findings that say where it is, roughly how large the affected area is and what we think is feeding it, along with a written estimate for the removal and the repair. The decision is yours from there, with no obligation.

What does a mold assessor add that your free inspection does not?

Samples and a lab: an assessor takes air or surface samples, sends them for testing and writes a formal evaluation of where the mold came from, work that needs its own Florida license and is billed separately. Our visit is free because none of it goes to a lab. We walk the house with a moisture meter and write down what we find, the same survey we use to scope any repair. The assessor's report earns its fee when you are buying a 1920s house in El Cid, arguing with a landlord or backing an insurance claim.
